Do you offer a flat fee listing service?
Yes! Our Basic Plan costs $1,500 and includes everything you need for DIY sellers to be successful. See our plan packages page for details.
Do you have full service plans just like traditional Realtors offer?
Yes! Our Standard and Premium plans are full service packages provided by our in-house Realtors with years of experience. These plans offer similar services that the big, luxury brokers offer with significant cost savings. See our plan packages page for details.
Can I customize a specific listing plan for my property?
Yes! You may start with one of our three listing packages and add services like open houses and virtual tours a la carte. You may talk to one of our Realtors to customize a plan that works for you.
What are your fees for listing services?
We offer three tiered packages: Basic for a $1,500 flat fee, Standard at 1.5% of the sale price, and Premium at 2% of the sale price. Each package includes a range of services designed to meet different needs and budgets.
Do I have to pay a buyer’s agent?
We believe that after July 2024, you are not required to expressly offer a buyer’s agent commission in the MLS. However, most of our sellers choose to offer a buyer’s agent commission. Depending on the strength of the real estate market for sellers for a specific property, sellers may offer appropriate commission fees to buyers.
What types of properties do you list?
We specialize in listing single-family homes across Texas. This includes houses, townhomes and condos. We also list unimproved properties such as vacant lots and agricultural land as well as small multi-family properties such as duplexes and fourplexes. In fact, we will typically list any property that may benefit from exposure in a local MLS.
Which markets do you list properties in?
We list properties in the local MLS for Houston, The DFW Area, Austin, and San Antonio.
How do you determine the listing price for my property?
Our team conducts a thorough Comparative Market Analysis (CMA) to determine the optimal listing price. This analysis considers recent sales of similar properties, current market conditions, and unique features of your home. Note that our Basic Listing Plan does not include a CMA.
What marketing strategies do you use to sell properties?
We utilize a mix of professional photography, virtual tours, online listings on major real estate websites, and traditional marketing methods like yard signs and open houses to ensure maximum exposure for your property. Note that our three listing plans include various levels of marketing features and services.
How do you handle showings?
We use a third party showing service called ShowingTime to schedule and coordinate all property showings. This service ensures that real estate agents and prospective buyers can always get a showing time to view your property.
How are open houses handled?
One of our local Realtors may host open houses for your property or we may contract with a third party Realtor interested in hosting open houses.
What support do you offer during the negotiation process?
Our experienced Realtors will represent your interests, negotiate with potential buyers, and provide expert advice to help you achieve the best possible sale price. We handle all communications and paperwork to ensure a smooth transaction. Note that contract negotiation is not included with our Basic Flat Fee Listing Service.
How do you keep me informed throughout the selling process?
All of our listing plans include forwarding of any offers and communications from agents and prospective buyers. For our Standard and Premium plans, we provide regular updates on the status of your listing and feedback from showings. For our Standard and Premium plans, our team is always available to answer your questions and address any concerns you may have.
